T653 / Stone Barn Guest House






Design

CO Adaptive planned for the renovation of a beautiful old stone barn, nestled in the trees on the site of an 18th-century Colonial house a couple hours north of NYC, into a Passive House guest home.

The design preserves the stone walls that enclose the base of the structure and extend into the landscape as retaining walls. The wood frame structure above was planned to be rebuilt to create an open kitchen and living room with views into the surrounding tree canopies. Below, the stone walls were to be insulated from the interior and the existing openings are to be infilled with high-performance windows and new stonework creating a bedroom and ensuite bathroom that are comfortable year round.
Process

This project went all the way through construction documentation and bidding, and received permits from the local planning department. Unfortunately, COVID-19 derailed the construction timeline and it was never built. 

The project still provides a wonderful example of reusing an existing structure to its full potential, and creating a miniature passive house within an existing envelope.
